  • Someone who enjoys the art of building as much as the science of scheduling.
  • A motivated self starter that enjoys the freedom of working remotely but doesn’t mind getting mud on their shoes on occasion.
  • A person who wakes up thinking about budgets, contracts, and schedules—but can also walk onto a job site and help work through an issue before it becomes a real problem.
  • A natural communicator who can talk numbers with owners, details with architects, and logistics with subcontractors—often all in the same afternoon.
  • Someone who lives in project management software, schedules, and cloud based file systems and doesn’t fear a well-organized digital paper trail.
  • A professional who can manage a high-end residential project from “great idea” to “keys in hand”, ensuring timelines, budgets, and expectations are met.

Responsibilities

  • You will be involved from Day 1, attending sales meetings, helping shape the budget, and creating a realistic project schedule before the first nail is even hammered.
  • You will collaborate closely with architects to refine designs, ensure constructability, and steer projects toward an achievable and cost-effective vision.
  • You will lead the charge once construction begins, making sure the site is run efficiently, subcontractors are performing, and surprises are minimized (or at least anticipated).
  • You will own the numbers—tracking costs, forecasting expenses, and making sure the financial health of the project stays intact.
  • You will run OAC meetings (Owner-Architect-Contractor) like a pro, keeping everyone on the same page and ensuring no detail is left unaddressed.
  • You will protect the build quality and reputation of ThinkMakeBuild—ensuring projects are not just completed, but crafted.

  • Decisiveness. If a quick decision needs to be made, you’re comfortable making it. If a careful review is needed, you know when to take a breath and think it through.
  • Attention to detail. If an outlet is even slightly misaligned, you notice. If a paint color is off by half a shade, you catch it before the client does.
  • Tech-savviness. We rely on digital tools to track projects, keep schedules tight, and communicate efficiently. (If you still rely on sticky notes, this might not be a great fit.)
  • A sense of humor. Construction can be stressful. The ability to laugh (sometimes at yourself) is a must.
  • A deep appreciation for craftsmanship. Our projects aren’t just buildings—they’re carefully constructed homes, designed to be both beautiful and functional. You should take pride in helping bring that vision to life.

Responsibilities:

  • Ensure that our cost estimates are accurate, objective, and fair
  • Enlist and inform the best team of subcontractors and suppliers for each project
  • Contribute to the advancement of our system and our team
  • Collaborate with design teams and clients
  • Model preliminary estimates that accurately assess the feasibility of projects
  • Construct schematic estimates that steer designs toward the owners’ aims
  • Develop design development estimates that show true paths to construction contracts
  • Assemble construction budgets that are highly detailed, reliable plans of action
  • Develop cost-saving and quality-enhancing alternatives at every stage
  • Develop project schedules from design through construction that provide guidance to the team
  • Perform constructability reviews to improve the drawings and avoid change orders
  • Research and dispense astute advice on the designs of building systems

Qualifications:

  • A 4-year degree in construction management or equivalent experience
  • Three or more years experience
  • Skilled with:
    –    Procore or similar project management software
    –    Smartsheet or similar scheduling software
    –    Apple Pages and Numbers or similar applications

  • Experience matters. You should have 5+ years of residential construction experience in a supervisory role.
  • Age isn’t a factor. We know 30-year-olds who can outwork a 60-year-old and vice versa. What matters is knowledge, skill, and the drive to get the job done right.
  • You’re hands-on. While you won’t be framing an entire house solo, you should be comfortable performing and overseeing basic carpentry tasks as needed.
  • You live and breathe custom residential construction. The homes we build have exacting details and unique materials, requiring someone who can learn quickly, problem-solve on the fly, and make smart decisions.
  • You have an eye for detail. If something isn’t plumb, level, tight, or per plan, you fix it. If it doesn’t look right, you do it again. And yes, we’ll get paid for it (usually).
  • You ask smart questions. We love questions—as long as they’re not the same one seven times in a row. Every detail has a purpose, and we’d rather you ask than assume.
  • You keep a job site spotless. A clean, organized site is a reflection of our standards, and we take it seriously.
  • You embrace technology. You’ll be expected to check emails, review plans digitally, and use our project management software. If you know how to send a well-written text or email, you’re already ahead of the game.
  • You can read construction drawings and specifications. Extracting information, clarifying details, and communicating with architects, designers, and engineers is part of the job.
  • You’re organized. Keeping track of project information, invoices, and expenses is key, and you’ll work closely with the Project Manager to stay on top of it all.
  • You’re a leader. Coordinating subcontractors, pushing schedules forward, and maintaining high-quality standards all fall under your role. You should be comfortable directing a team and holding people accountable.
  • You love what you do. This company is built by people who are passionate about their craft. You should be too.

A Few Additional Notes

  • Patience and collaboration are essential. We never consider an architect’s or client’s request a burden.
  • Saturdays and overtime happen. If the project demands it, we get it done.
  • Professionalism is key. A clean, professional appearance is expected. Smoking on-site is discouraged.
